HOME VALUE

What’s your home worth?A real answer, not an algorithm.

Online estimates can miss your upgrades, your lot, and your street. Get a pricing review grounded in recent nearby sales and the way buyers will actually see your home.

IN YOUR CORNER

Numbers you can plan around.

Greg SwartzGet to know your agent

Greg reviews comparable sales, current competition, and your home’s condition and improvements to give you a realistic price range—plus an estimate of what you’d net after costs. No pressure to list; just clarity.

  • Pricing based on truly comparable nearby sales.
  • Credit for upgrades online estimates can’t see.
  • A net-proceeds estimate, not just a list price.

A PLAN YOU CAN FOLLOW

From the first question
to the next right step.

Start where you are. Work through the decisions together.

  1. 01

    Share the basics.

Tell Greg the address, recent updates, and anything buyers would notice—good or bad.

  2. 02

    Review the market.

Greg pulls recent sales, active competition, and pending listings near you and adjusts for size, condition, and lot.

  3. 03

    Walk through the home.

An optional visit lets Greg see finishes, layout, and condition in person, which sharpens the range considerably.

  4. 04

    Get your range and options.

Receive a price range, an estimate of net proceeds, and simple suggestions that could raise value before you list.

LOOK A LITTLE CLOSER

What moves the number.

A few factors carry more weight than most homeowners expect.

True comparables

Similar homes that sold recently and nearby matter far more than list prices or homes across town.

Condition and updates

Roof, HVAC, flooring, kitchens, and baths affect what buyers will pay—and what an appraiser will support.

Lot and location

Views, backyard size, busy streets, and proximity to schools or freeway access can swing value in either direction.

Timing

Seasonal demand and current inventory influence pricing strategy. Greg will explain what the market is doing right now.

GOOD QUESTIONS

A little clarity
goes a long way.

Have a different question? Ask Greg.

Is a home value review free?

Yes. Asking Greg for a pricing review doesn’t obligate you to list or sign anything.

Is this the same as an appraisal?

No. A pricing review is a professional opinion of likely market value based on comparable sales. A formal appraisal is ordered separately, usually by a lender.

Why is this different from Zillow’s estimate?

Automated estimates rely on public data and can’t see your upgrades, condition, or the specifics of your street. A local review accounts for what buyers will actually notice.
